| | | | | Preventing Frozen Pipes | | Each winter a quarter million families have their homes disrupted because of water pipes that freeze and burst. By taking a few simple steps you can save yourself the headache, mess and money frozen pipes cause. An eighth-inch (three millimeter) crack in a pipe can spew up to 250 gallons (946 liters) of water a day. Both plastic (PVC) and copper pipes can burst. Taking a few simple steps can help to prevent the mess that frozen pipes can cause on your home.
Before the winter weather hits: Insulate pipes in your homes attic and crawlspace, exposed pipes are the most vulnerable to freezing. The more insulation you use, the better protected your pipes are from the cold.
Use heat tape or thermostatically-controlled heat cables to wrap pipes. Be sure to use products that have been approved by independent testing organizations and only use as intended (exterior or interior).
Seal all leaks that allow cold air near inside pipes. Check around all electrical wiring, dryer vents and pipes for air leaks. Use insulation or caulk to keep the cold air out and the hot air in.
Disconnect all garden hoses and, if practical, use the indoor valve to shut off and drain water from pipes leading to outside faucets. This will help reduce the chance of freezing in the short span of pipe located just inside the house. Each year, Garden City Plumbing and Heating repairs frost free faucets which have been damaged due to the faucets being left on. There are frost fee faucets available with release valves to prevent this damage from happening. Contact Garden City to learn more about these products and the benefit they would make on your home.
When the cold weather set in:
A small amount of trickling water in areas prone to freezing can make all the differences in keeping your pipes from freezing. Let warm or cold water drip overnight from a faucet located on an outside wall.
Open cabinet doors to allow the heat in your home to get to the uninsulated pipes located under sinks and appliances near exterior walls.
Before you leave for the weekend or season:
Set your home thermostat no lower than 55 °F during cold weather.
Ask a neighbor or friend to check in daily to make sure your home is warm enough to prevent freezing OR shut off and drain the water system.
If your pipes freeze: Don’t take any chances. If you turn on your faucets and nothing comes out, and call Garden City Plumbing and Heating to have the issue addressed professionally. Never try to thaw frozen pipes with a torch or open flame, water damage is preferable to fire damage. Let the professionals at Garden City Plumbing and Heating fix your frozen pipes quickly and correctly.
Be prepared for pipe freezing weather. Have Garden City Plumbing and Heating come and perform a freezing pipe analysis on your home and save yourself the headache of dealing with frozen pipes when it is to late.
